Metropolitan Lofts should receive international recognition and here it is! VMZinc’s international and prestigious FOCUS 17 On Zinc magazine listed Metropolitan Lofts in their top 20 and #1 in the USA! The developers, Morristown’s Mayor Timothy Dougherty, the Planning Board Committee, and the community wanted a new design approach that would combine modern design with historic sensibility.
MHS Architects designed Metropolitan Lofts to utilize zinc exterior cladding which formed traditional architectural details in a clean modern way that is referential to the past and makes new modern buildings feel familiar and comfortable in historic settings.
Here, a simple modern black brick building with a regular rhythm of punched window openings is augmented with a detailed zinc façade designed to recall the traditional SoHo loft style Cast-iron architecture. The zinc “bay window” element on the upper floors extends off from the modern brick box a horizontal distance of 12 feet to create a covered pedestrian arcade for the street fronting retail on the ground floor. The use of manganese ironspot brick and the natural grey patina of zinc create a monochromatic palette of rich materials that harmoniously blends old and new, traditional and modern. Both exterior materials, brick and zinc, are sustainable and will require little or no maintenance for decades to come. The building contains 59 well-appointed residential rental units and 3,500 SF of retail space on the ground level. Metropolitan Lofts has won a NJ AIA design award in 2018 and has already become an example for downtown redevelopment in surrounding towns.
